Property revaluations underway across our district
If it feels like our next property revaluation has come around quickly, you’re right – and there’s a good reason for that.
We’ve started work on the district’s next property revaluation earlier than usual so we can move onto a new three‑year cycle that doesn’t overlap with Auckland or Hamilton. Shifting to our own timetable will help the process run smoothly and more efficiently.
Why we revalue properties
Property revaluations are required by law and play an important role in making sure rates are distributed fairly across the district. As property values change over time, revaluations help us update how general rates are shared so everyone pays a fair share relative to others.
The revaluation process follows strict legal requirements and is independently audited by the Valuer‑General to ensure accuracy and consistency.
The new property values from this revaluation will be used to help set rates from 1 July 2027. Revaluation notices are expected to be sent or emailed out in late September 2026.
What happens next
Independent valuers from Opteon are now commencing work and you may see them around the district during April and May. This is a normal part of the revaluation process, and Opteon staff visiting properties will always carry official identification.
Valuers assess properties using recent sales information and a range of other factors, including:
- property type and location
- land size and zoning
- buildings and other improvements
What revaluations mean for rates
A change in your property’s value does not automatically mean your rates will go up or down. Revaluations don’t change the total amount of rates we collect across the district – they simply update how general rates are shared between properties. What matters is how your property’s value has changed compared to the district average.
