Revaluations incoming

Rates in our district are split into three types:

  • General rates - based on the value of your property, and used to pay for services that everyone can benefit from such as roads, parks, libraries etc.
  • Uniform Annual General Charge (UAGC) - a flat rate charged to every property that also helps fund services that everyone can benefit from. The flat rate ensures that everyone pays at least a minimum share of the costs regardless of their property's value.
  • Targeted rates - these are only applied to your property if you are able to receive the service or live in the service area - such as kerbside collections, water or rural halls.

Every three years, revaluations are done to help us calculate what to charge for the general rates portion of your rates bill. As the district grows and property values move, we need to update our general rates distribution to maintain fairness. The aim of the revaluation is not to provide values for property owners to use for marketing, sales or any other purposes.

Properties in the Matamata-Piako District are being revalued as at 1 July 2024 for the purposes of setting the rates from 1 July 2025. Due to a delay from our contracted valuer, this process is not expected to be completed until late June 2025, with valuation notices going out in July 2025.

Does a change in valuation mean a change in rates?

Not necessarily - the revaluation doesn't change the total amount of money that council collects across the district. Your rates will only be affected if your property value has increased or decreased significantly more or less than average.

If I disagree with my valuation - can I object?

Objections can be lodged through our website at mpdc.nz/revaluation and the objection portal will be open from 7 July - 25 August 2025, giving you plenty of time after revaluation notices have been sent.
