2.3 Why the Guidelines Are Necessary

The integration of existing and new development is essential to a successful urban form. Therefore, it is essential that all subdivisions are designed to integrate as effectively as possible with the existing urban context. This will ensure that our towns develop in a structured way, addressing the natural character of the town and contributing to its urban context and history.


Historic residential development patterns provide visual clues as to how the identity and character of our towns were developed over the years to what is present today. These guidelines illustrate how new developments may reflect and build on this existing character through the subdivision and lot layout, site layout and other elements (such as the public/private interface).


These guidelines help to promote good quality urban design and avoid development types that do not contribute positively to, or integrate with, the surrounding environment.


Taking a considered approach to the urban context and how each development may integrate well at present, as well as with future developments, will help strengthen the look, feel and function of each town and small settlement in the district.
